The properties must be located in growing neighborhoods with steady demand for commercial rental space. We look for properties with long term leases and high occupancy rates to hold long term.
We look for self-storage facilities that are privately owned and have value-add potential. The properties must be located in areas with a proven tack record in storage rentals. The value-add component of self-storage that we look for is the ability to lower the operating costs, add additional units, or upgrade existing units.
